Energy technology company signs energy corridor lease


Venture into global technology, an energy service provider, leased 18,069 square feet at 1311 Broadfield Blvd. in the energy corridor. Jack Russo of JLL represented the owner, a subsidiary of Rycore Capital, based in Houston. Rich Pancioli of CBRE represented the tenant. The agreement brings the building to 80 percent leased. Since purchasing the building in December, Rycore has modernized the interiors of the lobby, washrooms and fitness center.

Westpark @ 59 Office Plaza purchased two buildings totaling 115,001 square feet at 6250 and 6260 Westpark near the Galleria. Spencer Hough and Connor Darling of Newmark and Jim Autenreith and Stephen Ghedi of Moody Rambin represented the seller, Presidium Group, a Texas-based real estate developer, owner and operator. The property, built in 1973, underwent a refurbishment in 2016, is almost 100 percent occupied by tenants in the technology, transportation and logistics, finance, insurance and consumer goods industries. .

Equus Capital Partners, through its Equus Investment Partnership XI fund, purchased a 757,325 square foot industrial portfolio on Interstate 45 and Esplanade Boulevard north of Houston. The complex is 62 percent leased to 11 tenants. The portfolio, which will be renamed Park 845 Crossing, consists of five buildings constructed between 2008 and 2014. Kyle Turner and Scott Miller of Equus oversaw the acquisition. Trent Agnew of JLL represented the vendor.

LLP Equity acquired Residences 2727, a 171 unit apartment complex located at 2727 Elmside in Westchase. Mark Brandenburg, CW Sheehan and Cort Martin of JLL arranged a five-year fixed rate loan with NexBank on behalf of the borrower. The funds will also be used to modernize the exterior, community amenities and interior of the units.

CBRE arranged a joint venture and equity financing on behalf of the Houston-based company Blackline cold storage for the construction of a 300,000 square foot cold store in the Cedar Port industrial park in Baytown. Blackline and Artemis Real Estate Partners have purchased a 36-acre site for the project, which will have a 48-foot ceiling height, up to 50 truck doors, quick freeze capability, and rail connectivity. Delivery is scheduled for the first quarter of 2022.

PCI logistics leased 3,250 square feet at the Prologis Park IAH Logistics Center at 3340-A Greens Road. Carter Thurmond of Transwestern represented the tenant. William Carpenter and Woody Hillyer of Stream Realty Partners represented the owner, Prologis.

Bayou Graphix purchased a 6,480 square foot office / warehouse at 11321 Neeshaw Drive to expand their vehicle / fleet / interior graphics business. Nick Bergman of CBRE represented the buyer. Cotton Munson of Davis Commercial represented the vendor, Acevedo & Murphy.

Paris castle leased 13,600 square feet for an event location at 5020 FM 1960 West. Wil Logan represented the owner, Hartman Income REIT.

Abdee Sharifan acquired a 4,340 square foot office building at 1935 Old Holzwarth Road, Spring, from G Holts LLC. Bob Conwell of NewQuest Properties represented the buyer. Trey Martin and Darren O’Conor of NAI Partners represented the seller.

VB Capital Ventures, doing business as Griswold Home Care of West Houston, leased 1,970 square feet at Briar Hills Plaza at 1011 Highway 6 South. Paula Musa and Michelle Wogan of Transwestern represented the owner, BH Commercial Properties. Mark Kidd Sr. and Mark Kidd Jr. of M Kidd Properties represented the tenant.

Group of egrets opened a 53,000 square foot medical office building at 3786 FM 1488 in Conroe. Irfan Abji, director of the Egrets group, said his company is partnering with doctors who will jointly own and occupy the building. Doctors will operate as Magnolia medical specialists. E The contractors will be the general contractor for the project. Egrets is also developing an adjacent 10,000 square foot shopping center that will include an emergency care center and nail spa.

Transwestern Real Estate Services was retained by Howard Hughes Corp. to manage the leasing of its office portfolio in downtown Columbia, Maryland. The portfolio includes 12 office buildings totaling over 1.8 million square feet and a potential of 3.6 million square feet for future development. Both companies are headquartered in Houston.
